Summary:   The Maintenance Worker position is responsible for maintaining the sanitary working environment of the interior and exterior building, performance of scheduled and unscheduled maintenance tasks and responding to emergency building operation issues at Heartland Human Care Services.  Individual accountabilities and work volume will be established through the development of annual Success Objectives, within the framework outlined below.

Essential Duties and Responsibilities:

  • Maintains a decent, safe and sanitary work environment for all of Heartland Human Care Services.
  • Monitoring and reporting condition/status of the mechanical systems of Heartland Human Care Services.
  • Maintains records, prepares reports, including but not limited to logging of maintenance request and work orders.
  • Ensure Maintenance and cleaning supplies are ordered and conduct monthly inventory on maintenance and cleaning supplies.
  • Maintains records, prepares reports, including but not limited to other records and reports as assigned and required monthly facility/vehicle inspections
  • Responsible for monthly inspections and reporting on operation/condition of the HVAC/Plumbing/Electrical related issues at HHCS Offices/sites and inspect and change filters for heating required.  
  • Assist Staff with obtaining replacement desk/file keys
  • Participate on the Fire Emergency Safety Team (FEST) and attend all related special trainings, i.e., Bed Bug, 1st Aid.
  • Prepares vacant offices/cubes , cleaning, interior window washing, office furniture relocation and minor repairs
  • Reports hazardous or emergency conditions and identifies maintenance and repair needs
  • Responds to emergency situations to Onsite Manager and Facilities Manager to identify and implement solutions based upon perceived risk to Staff safety or property’s financial loss
  • Assists Director of Facilities and/or site management w/special office/facilities related projects.
  • Performs preventive maintenance and daily routine janitorial functions, exterior and interior.
  • Performs monthly and necessary scheduled inspections of all of HHCS buildings
  • Adheres to and performs duties specified on the janitorial programming chart
  • Attend required meetings and training programs
  • Assists in scheduling and monitoring repairs of outside contractors
  • Performs preventive maintenance and appropriation of supplies and furniture
  • Assist with vehicle fleet services including but not limited to transport of vehicles for Emission Test and monthly carwash, coordination of vehicle repairs and maintenance services, and liaison to Enterprise Fleet Management Customer Service.
  • Other duties may be assigned.

Requirement: Must have own reliable vehicle, vehicle insurance, and a valid driver license.

Education and/or Experience: High School Diploma, one year technical training, and three years’ experience or 5 years of relevant experience.

  • A criminal background check is required for employees working for Heartland Housing property management.
