JOB DESCRIPTION
Under supervision of the Manager of Construction Services, perform work related to monitoring of building construction for compliance to current, approved contract documents to protect the HMFA's interests in its role as lender; approve periodic construction requisitions; perform related duties as necessary.
JOB DUTIES AND RESPONSIBILITIES
1. Organize and maintain a project filing system to include contracts, plans, specifications, shop drawings, schedule of values, requisitions, change orders, construction schedule, extension of time, job meeting minutes, correspondence and so on.
2. Prioritize assignments to ensure site monitoring at critical phases of construction process.
3. Monitor construction at project site to ensure that work is in compliance with approved contract documents.
4. Submit Project Representative Construction Reports as required.
5. Review accuracy of contractors' requisitions for payments and process promptly.
6. Participate in the preliminary and final punch lists in conjunction with the professional of record.
7. Assist in ensuring that items of project completion are submitted as established by contract documents
8. Inspect buildings to investigate structural systems.
MINIMUM REQUIREMENTS
Education / Experience:
Project Representative I (Range 9)
Two (2) year college degree; five (5) years experience in multi-family construction; or an equivalent combination of education and experience that meets the required knowledge, skills and abilities.
Skills:
- Knowledge of building construction methods and materials.
- Ability to read and understand construction plans and specifications.
- Ability to investigate structural systems
- Ability to establish and maintain effective working relationships.
- Ability to communicate effectively, orally, in writing and to listen actively.
- Ability to maintain a positive work atmosphere in an appropriate manner of behavior that ensures cooperation and effective communication with customers, clients, peers and management
Physical Demands: Employees are required to access all areas of the developments which requires extensive walking, climbing of stairs, ladders and scaffolding.
Working Conditions: Most job duties are performed in a non-office environment in all types of weather conditions; extensive travel is required to reach job assignments throughout the State of New Jersey.
Certificates & Licenses Required: A valid driver's license in the State in which the person resides is required only if the operation of a vehicle, rather than employee mobility, is necessary to perform the essential duties of the position.
