Your Role:
The Property Director Sales and Letting role has oversight of all property-related strategy and operations, encompassing real estate sales, permanent rentals and holiday rentals. The role’s purpose is to drive business development with a focus on profitable business growth, while delivering benefits for owners, and ensuring extraordinary guest and purchaser experiences. The role will manage daily operations, coordinate resources and drive and implement strategies to ensure each sector achieves its financial and operational goals.
- Develop and execute a comprehensive strategy to maintain and expand the Hamilton Island Holiday Home (HIHH) letting portfolio, ensuring sustainable growth and a competitive market position. while identifying opportunities to convert new property sales into long-term property management clients.
- Create and implement an actionable strategy to drive growth in the HIRE sales department, enhancing property sales, market share, and client satisfaction.
- Partner with Senior Managers and General Managers across Sales & Marketing, Hotels, and RAM to align on both strategic and operational planning. Work collaboratively to achieve the financial objectives set for the department, providing clear P&L reports and performance insights.
- Conduct a detailed regular review of the rental property portfolio to evaluate performance by sector. Identify areas of underperformance and develop targeted action plans to optimise returns and address any issues. Drive long-term growth by adjusting strategies to ensure alignment with market trends and organisational goals.
- Develop and nurture long-term relationships with property owners across the HIHH portfolio, acting as a trusted advisor and ensuring their needs are met with exceptional service and results.
- Leverage relationships with property buyers under the HIRE portfolio to present the benefits of property management services, fostering seamless transitions from sales to management.
- Provide expert advice to clients on buying, selling, and leasing properties, and assist with negotiations where required.
- Support Property Managers with property maintenance outcomes, relationships and reporting.
- Liaise with Legal Professionals, Building and Pest Inspectors, Valuers and Financial Institutions when required.
- Manage property listings, contacts and enquiries using Rex Software when required. Ensure that all property details are current, accurate, and effectively managed for seamless sales and property management operations.
- Prepare, oversee and review legal documents, including listing agreements, title searches, leases and contracts in consultation with the Legal Team as needed.
- Maintain an intimate knowledge legislative documented service standards across Real Estate and Holiday Letting operations.
- Ensure all real estate transactions, property management activities, and client interactions are conducted in full compliance with relevant local, state, and national laws and regulations.
- Implement and monitor adherence to company policies and procedures related to property sales, leasing, and management. Ensure that the team follows correct operational protocols including (but not limited to); for handling rental agreements, property inspections, maintenance requests, and client communications.
- Ensure compliance with WH&S procedures.
- Provide strong leadership and guidance to the team, ensuring that everyone works towards common goals and maintains the highest standards of service

About you:
You will have excellent personal presentation, communication and interpersonal skills. Must be reliable and flexible in terms of roster and shift work – including ability to work in excess of 40 hours per week and be available on weekends. You will have a strong ability and demonstrated experience managing, leading and motivating a team of 70 staff.
- QLD Real Estate Licence (Essential)
- 7 – 10 years’ experience within the Real Estate industry and/or holiday letting with 2-5 years’ experience in a senior management role (Essential)
- Diploma in Business Management or similar (Desirable)
- QLD Drivers License (Essential)
- Excellent communication and collaboration skills
